This phase we will gather all documents you may have for your house or property including surveys or existing drawings.  If you don't have them we may coordinate with a surveyor and come to measure your house and property to document the affected areas.

Deliverables may include:

• Existing plans and elevations
• Existing site plans

We develop conceptual plans and 3d views grounded in both design intent and construction reality.

Preliminary layouts, massing, and design direction are explored with input from both design and construction perspectives.  Early cost studies  and constructability feedback ensures concepts remain aligned with budget expectations.

We prepare and manage documentation required for permit approval.

Coordination with engineers and other consultants will be done for you.  Drawings are assembled and refined for jurisdictional submission. 

As a design-build team, we address plan check comments efficiently and coordinate revisions with both design and construction considerations in mind.

• Permit-ready drawing set
• Coordination with consultants such as structural or civil engineers 
• Jurisdictional responses and revisions as required

This phase all the materials, systems, and details are finalized with direct input from the construction team, our subcontractors to build you a cohesive set of drawings and documents that align with your vision and budget.

• Builder-informed detailing and sequencing

Cost clarity is established before breaking ground.

Using finalized documents, we develop detailed construction budgets and schedules. Where necessary, value-based adjustments are made collaboratively to maintain alignment between design intent and investment goals.
